26 Offers. One House. Cotati. (And No, That's Not a Typo.)

Sonoma County is not playing around right now!

I've been in real estate long enough to have seen things. A $375,000 home getting 14 competing offers. A Santa Rosa listing priced at $650,000 closing at $711,000. A Sebastopol property sitting at $950,000 that ultimately sold for $1,200,000 — that's 126% of asking, for those keeping score at home.

But 26 offers? On one house? In one week?

Folks, Sonoma County is not playing around right now.

Let me back up and give you the full picture, because the market data I've been tracking across Petaluma, Rohnert Park, Cotati, Sebastopol, Santa Rosa, and Penngrove tells a story that's equal parts fascinating and slightly terrifying — depending on which side of the transaction you happen to be standing on.


 

The short version:

Inventory is still tight. Tighter than expected in desirable market. Demand isn't budging. And buyers who walk into this market thinking they can lowball their way to a deal are learning some expensive lessons real fast. 

Here's the snapshot:

Petaluma's median close price just hit $1,033,000 — up 19% in six months. Cotati is generating bidding wars on virtually every entry-level listing (see: those 26 offers). Santa Rosa has the most breathing room in the county, but even there, correctly priced homes are moving in under 52 days. Penngrove's median quietly sits at $1,350,500 while everyone else is looking elsewhere.

The county as a whole has somewhere between 1.4 and 3.6 months of housing supply, depending on where you look. A "balanced" market is 5 to 6 months. We are not in a balanced market.

If you're thinking about selling

You've picked a great time — especially if you're in Cotati, Petaluma, or Rohnert Park.

Here's something most agents won't tell you: pricing your home lower than you think it's worth can actually get you more money. I know. It sounds like the setup to a bad joke. But the Lasalle Ave seller listed at $370,000 and watched 26 buyers compete for their home. Meanwhile, the seller who reached for the top of the market sat there watching the calendar turn while everyone else got multiple offers.

Price it right. Let the market do the rest.

If you're trying to buy

I'll be straight with you: this market will humble you fast if you're not prepared. Hint... Get your financial plan A, B & C done early.

I've watched buyers lose homes they loved because they thought they had a week to think about it. Median days on market in Cotati is 21 days. In Petaluma it's 24. "Let me sleep on it" is not a strategy — it's a way to end up sleeping somewhere else.

The buyers who are winning right now are doing three things: they're moving fast, they're writing clean offers with fewer contingencies, and they have someone in their corner who actually knows what homes are trading for — not what Zillow thinks they're worth. There's a meaningful difference.
