The second market is the home that sits. A house on Grand Avenue listed at $1,225,000 and, after 156 days on the market, finally closed at $1,090,000 — 89% of asking. Another on Broadview sat 217 days and closed at 83%. These aren't bad houses. They're homes that were priced wrong, or that scared off ordinary buyers with visible condition issues.

Here's the whole insight: the discount and the competition live on opposite sides of the same market. Most buyers only ever play in the first market, where everyone's fighting and prices run up. The smart money knows how to play the second.
