VA loans can go to 0% down, FHA is 3.5%, conventional options exist at 3–5%, and CalHFA offers assistance programs for qualifying buyers. Twenty percent only does one thing — it avoids PMI — and PMI often costs less than a year of rent increases, then falls off. Can I buy a new home before selling my current one? Often, yes — a bridge loan or HELOC against your current equity can unlock the purchase, so you move once and list your old home vacant and staged. If carrying both isn't realistic, we flip the order: sell with a 30–60 day rent-back, bank the equity, and shop as a cash-strong buyer with no sale contingency. Do contingent offers still work in this market? In hyper-competitive segments, rarely. But on dated homes, longer days-on-market listings, and with sellers who value certainty over speed, a well-built contingency still wins — your home already listed or in escrow, priced right, with proof attached. What is a rent-back agreement and how does it help buyers? A rent-back lets sellers close the sale and stay in the home — typically 30–60 days — while they find their next place. As a buyer, offering one can win you the home at the same price as a higher offer, because you're solving the seller's biggest fear. What does a buyer's agent cost me? Ask me this one directly — the honest answer is "it depends on the deal, and we'll put it in writing before we start."
