The Payment Path: How to Afford More Here Than You Think

If you've quietly concluded "we can't afford anything here" — this one's for you. You're not alone, and you're probably not right.

Every month I meet renters and would-be move-up buyers in Marin and Sonoma who've already decided they can't afford to buy here. Ask them how they know, and the answer is almost never a lender. It's a headline, a Zillow scroll, a friend's horror story.

Here's the problem: They've priced the fear, not the payment. And those are rarely the same number.

Start with a payment, not a price

List prices are terrifying. Monthly payments are negotiable. Between rate buydowns (often seller-paid), adjustable products for shorter horizons, and first-time buyer programs like CalHFA, the same house can carry meaningfully different monthly costs depending on how the loan is built. You don't know your number until a local lender builds it — a 30-minute call beats a year of online calculators.

Then: does your target area fit the verified payment?

If yes — and it happens more often than people expect — you shop with confidence. Buyers who already know their number move fast, and speed wins homes.

If not quite, we don't quit — we move the map one ring or shift the property type. Novato instead of Mill Valley. Petaluma instead of Novato. A townhome, a condo, a dated house with seller credits for the updates. The overlap between a payment you can carry and a place you'd love almost always exists. My job is finding it.
